Role DescriptionThe Estimator role is an integral part of the CQC family. There are two main job responsibilities of an Estimator. The first is to develop and maintain the estimating capability within our project management software. This included getting accurate pricing from our subcontractors and suppliers. Additionally, it involves working with the field team on the job post-mortem and adjusting our pricing, as necessary. The second responsibility is to develop, maintain and hold accountable our subcontractor and supplier relationships. This will involve cultivating a subcontractor matrix to ensure that we have a strong grouping of partners to work with who share our commitment to our clients.Duties and ResponsibilitiesEstimating Tool Development and Maintenance:Collect and maintain pricing data from vendors and subcontractors, keep database up to date with the most accurate informationDevelop and maintain formulas for most common projectsWork with construction team to review projects once they are finished to evaluate whether changes need to be made.Keep up to date with project management tool to take advantage of new features.Subcontractor and Vendor Development:Cultivate and maintain strong relationships with the vendor and subcontractorWork with design and construction team to gather feedback and coach vendors and subcontractors to improve their serviceMaintain matrix of vendors and subcontracts to ensure that we have the right partners who share our mission and can grow with us in the futureNegotiate pricing on a regular basis to ensure that we can offer value to our clientsEstimate Projects and Perform Feasibility StudiesPresent a fixed-bid price to the client that leads to a construction contract being signedReview job to understand any unusual circumstances and work with team and subcontractors to accurately price the solutionsScrutinize all quotes we receive to ensure that they are accurate, and that pricing is competitiveDevelop the final scope of work, pulling together information from each department (sales, design, construction) as well as from all trades and suppliersRequirementsEducation:Required: Associates degree in construction or related fieldPreferred: Construction/engineering bachelor’s degreeExperienceA minimum of 5 years in home construction related field, Project Management experience a plusA minimum of 2 years construction estimating experienceSkill, Knowledge and AbilitiesAble to prepare job estimates, decipher blueprints and analyze renderings for appropriate and accurate quoting of man-hours, materials and subcontractors.Ability to work independently and prioritize responsibilitiesRequires an understanding of architectural and construction administration services, including budgeting, scheduling, planning, specifications, and working drawings. Must be familiar with building codes, materials, remodeling estimating techniques. Must have the ability to read, interpret, and review construction plans and job costs.Working knowledge of CoConstruct Project Management software desiredStrong spreadsheet skillset including but not limited to Excel and Google SheetsDetail Oriented – ability to be very precise, measure distances and the size of items and an eye for detailCritical Thinking Skills – ability to problem solve when issues arise in a project and foresee them before they occurCommunication – ability to communicate effectively with internal and external teamsPhysical RequirementsJob requires balance of sitting in front of a computer for several hours at a time and the physical stamina to stand, climb, lift objects, and/or bend down for long periods at a time. Possible travel within 50-mile radius to project sites, visiting clientele, contractors, suppliers, consultants, etc. Occasional out of area travel also possible.
